Hi. My wife and I want to sell our home and go back to renting. We've had one realtor take a look and he didn't think he could sell it break even/at a profit. I'm going to be as upfront as possible: there's brick work needed on one wall, missing soffit/gutters due to bad labor done a few years back (new roof a few years back though), one bathroom is gutted to the studs and the other is 80% finished with a modern renovation. Need minimum $54k netted after all costs to cover mortgage. Paid $63,500 in 2013 after house had sat on market for 18 months at $85k if I remember correctly. Bank appraisal at time was $72,000 (in 2013). Home needs a decent bit of TLC, but does have some nice features. Upstairs/downstairs have independent central a/c and heating, so you can set different temperatures on different floors or only run central cooling/air on one floor to save money. Has a whole home attic fan, a central vacuum system in good working order, but definitely isn't the definition of "turn key" overall; we live her comfortably and have for six years, but I'm guessing the interest in the home will be primarily from buyers looking to integrate remodeling costs into their loan.
