You are thinking about buying a new home or maybe even your first home. This is a major decision as well as a large investment.
Step 2: Agent Or Not

Step 3: Get Approved
You want to know what price range of homes you should be looking at and you want the seller to know that you are a serious and capable buyer.
Step 4: Look For Homes
You want to see all the homes that are on the market. Getting signed up for alerts from IAHomes will get you more homes in your inbox. Keeping on top of the market is important to help you find your dream home.
Step 5: Negotiations
Now that you found your dream home you want to make an offer. Negotiating the best deal can depend on time on market, market condition and sellers motivation. If you are not using an agent you would negotiate directly with the seller or the sellers agent. If you are using an agent your agent will help you with submitting the offer.
Step 6: Inspections
Now that you have an agreement to buy your home it’s time to get your inspections ordered. Once you get the results of those inspections you and the seller will negotiate any remedies for items noted as safety, mechanical, health or structural issues.
If you are getting a loan, your lender will require that an appraisal is done. Your lender will order this and let you and/or your agent know of the results.
Step 8: Final Walk Through
Prior to closing you will want to schedule a final walk through of the property, typically within 24 hours of closing. This allows you to go back through the home to make sure everything is ready for you to close on it.
Step 9: Closing
The big day has arrived, you are ready to close on your new home!
